Halal Real Estate Investing

Build wealth together.
The halal way.

Karimi makes halal real estate investing accessible to every Muslim. We pool capital and share risk the way our merchants did a thousand years ago, with real ownership and full transparency.

  • Sharia-reviewed structure
  • Real ownership, not a loan
  • No riba

The Problem

Most ways into real estate quietly break the rules we live by.

If you want to grow your wealth through property, the usual doors all have a catch. Mortgages run on riba. Most funds and REITs hold interest-bearing debt you can never see into. And the deals that are truly halal tend to ask for more capital than a single family can put down alone.

So Muslims are left with a quiet, unfair choice: grow your wealth, or keep it clean. We built Karimi because that was never supposed to be the choice.

الكاريميThe original model was never broken. It was just forgotten.

How it works

Four steps. One ancient idea.

Plain musharaka, made simple. You always know what you own and why.

1 Step One

Choose your path

Commit to a strategy you believe in, or fund a specific property you can see in full. Both are halal by structure.

2 Step Two

Pool with the ummah

Your capital joins other Muslims in a segregated account held at a partner bank. You are never investing alone.

3 Step Three

Become a real co-owner

When a property is acquired, you hold real equity in it through a property company. Musharaka, not a loan.

4 Step Four

Share the profit

When the property sells or earns rent, your share of the profit returns to you, in proportion to what you put in.

Real property. Real ownership. Profit and risk shared the way Islam intended.

Two ways to invest

Commit to a strategy, or fund a specific deal.

Two clear paths into the same halal structure. Choose the one that fits how you like to invest.

Path One

Strategy Pools

Commit to a strategy you believe in. We match your capital to a vetted property when the right one is ready.

  • You review every matched deal before it is final.
  • If a match is not right for you, you can step back and reclaim your position.
  • Your capital is never forced into a deal by time pressure.
Path Two

Featured Deals

Fund a specific property you can see, with the full picture in front of you before you commit a single dollar.

  • The address, the plan, and the projected return as a target.
  • The vetted operator behind the project, and their track record.
  • A clear risk picture, written plainly, before you decide.

Both paths are musharaka. Both pass Sharia review on every deal.

Why Karimi

We didn't invent halal investing. We're returning to it.

A thousand years ago, a network of Muslim merchants called the Karimi built one of the most powerful trade operations the medieval world had ever seen. They pooled their capital, shared their risk, financed great ventures across oceans, and operated on trust and a shared code.

They were, in every way that mattered, a company. Centuries before the word existed.

They worked through musharaka and profit-sharing partnership, real ownership of real goods, risk shared rather than offloaded. That is exactly what we are building, which is why we carry their name.

Halal by structure

Real equity ownership through musharaka. No riba, no interest-bearing debt, no leverage on the property.

Sharia-reviewed

Every deal passes a Sharia review gate during underwriting, against a two-scholar standard, before any capital deploys.

Full transparency

Every share is visible and every dollar is tracked. You see the deal, the operator, and the ledger.

We are honest about risk. We aim for our targets, we never promise them. If a deal underperforms, Shura takes the first hit before your share is ever touched.

The Mission

Accessible to every Muslim.

For too long, halal investing meant large minimums or trusting a black box. Karimi opens the door. Brothers and sisters, founders and first-time investors, pooling capital with intention.

Wealth that builds families and outlasts us, the way our merchants once built mosques, schools, and waqf. Capital with purpose, returned to the ummah.

No hype, no urgency, no promises about returns. Just the chance to be early to something built the right way.

Honest answers

The questions worth asking.

Yes, by structure. You own real equity in a real property through a musharaka partnership. There is no riba, no interest-bearing debt, and no leverage on the property. Risk is shared in proportion to capital, the way Islam intends.

Every single deal also passes a Sharia review gate during underwriting, reviewed against a two-scholar standard, before any capital is committed.

Shura absorbs the first hit. Our share of the profit compresses to zero before any investor share is reduced. Below target, investor distributions begin to compress proportionally.

The most you can lose is the capital you committed. You will never receive a capital call, and you carry no exposure beyond your original commitment. Returns are always a target, never a promise.

For fix and flip projects, your capital and profit return at exit, typically nine to fifteen months from when the pool closes, paid within ten business days of the property sale.

For rentals, you receive quarterly distributions from net rental income after expenses and reserves, with your capital and appreciation share returned when the property is sold.

Shura holds the majority stake and acts as the managing partner. This is what allows fast, consistent deal cycles and centralized Sharia review.

In return, you receive full transparency before any capital deploys: the deal brief, the operator profile, the projections, and the risk picture. And on a matched deal, you keep the right to decline and reclaim your position.

Your investment lives inside the property company that owns your deal, not inside Shura itself. If Shura ever ceased operations, every active property company continues to exist, and a successor manager can be appointed to see each property through to exit. Your ownership stake, your capital, and your rights survive.

Not during a deal cycle. Your capital is committed for the life of the project, typically nine to fifteen months for a flip and three to seven years for a rental. That is the honest trade-off for real ownership and a clean Sharia structure. We are evaluating a peer-to-peer share transfer option for the future.

In our first year, Karimi is open to US-based investors. Structures for foreign nationals are in development and will extend to overseas investors in a later phase, with the proper cross-border compliance handled at the property-company level.
