Shura absorbs the first hit. Our share of the profit compresses to zero before any investor share is reduced. Below target, investor distributions begin to compress proportionally.
The most you can lose is the capital you committed. You will never receive a capital call, and you carry no exposure beyond your original commitment. Returns are always a target, never a promise.
For fix and flip projects, your capital and profit return at exit, typically nine to fifteen months from when the pool closes, paid within ten business days of the property sale.
For rentals, you receive quarterly distributions from net rental income after expenses and reserves, with your capital and appreciation share returned when the property is sold.
Shura holds the majority stake and acts as the managing partner. This is what allows fast, consistent deal cycles and centralized Sharia review.
In return, you receive full transparency before any capital deploys: the deal brief, the operator profile, the projections, and the risk picture. And on a matched deal, you keep the right to decline and reclaim your position.
Your investment lives inside the property company that owns your deal, not inside Shura itself. If Shura ever ceased operations, every active property company continues to exist, and a successor manager can be appointed to see each property through to exit. Your ownership stake, your capital, and your rights survive.
Not during a deal cycle. Your capital is committed for the life of the project, typically nine to fifteen months for a flip and three to seven years for a rental. That is the honest trade-off for real ownership and a clean Sharia structure. We are evaluating a peer-to-peer share transfer option for the future.
In our first year, Karimi is open to US-based investors. Structures for foreign nationals are in development and will extend to overseas investors in a later phase, with the proper cross-border compliance handled at the property-company level.
